About HIDD

HIDD, Home Inspection & Due Diligence, is an independent property intelligence firm serving Lagos buyers. We combine physical inspections, legal due diligence, valuations, and risk intelligence into a single trusted service, so you can buy, invest, or develop with greater confidence.

HIDD serves home buyers, property investors, developers, mortgage lenders, and institutions who need independent, expert intelligence before making property decisions in Lagos and across Nigeria.

Yes. HIDD is a fully independent advisory firm. We have no commercial relationship with sellers, agents, or developers on any property we assess. Our sole obligation is to our client.

Our primary market is Lagos State. We cover all major submarkets including Lagos Island, Ikoyi, Victoria Island, Lekki, Ajah, Epe, and the Lagos Mainland. We can also cover select markets outside Lagos, speak to us about your specific requirement.

Our Services

HIDD offers four services: (1) Home Inspection — an assessment of the building and its systems; (2) Legal Due Diligence — title, ownership, encumbrance, litigation, and planning checks; (3) Risk Intelligence — an assessment of area and property risks including flooding, demolition, security, infrastructure, and market demand; and (4) Valuation — an independent opinion of market value for buying, selling, or lending.

You can order one service or combine several. If you want a complete review of a significant purchase, the Comprehensive Report brings all four services together in one assessment.

The Comprehensive Report combines the home inspection, legal due diligence, risk intelligence assessment, and valuation in one report. It ends with a clear recommendation: Proceed, Proceed with Conditions, or Do Not Proceed.

Process

It's straightforward: (1) Contact us with your property details; (2) We confirm the scope, professional fee, and agreed timeframe; (3) The engagement commences once the agreed professional fee has been received; (4) We conduct the required inspections and searches; (5) We deliver your report; (6) We are available to walk you through the findings.

For due diligence, you will need to provide copies of available title documents, Certificate of Occupancy, survey plan, building approval, and any previous sale agreements. For inspection and valuation, we simply need access to the property. Our team will advise on any additional requirements after your initial briefing.

Legal Due Diligence: 5 to 7 business days. Risk Intelligence: 3 to 5 business days. Valuation: 5 business days for residential and 7 for commercial. Comprehensive Report and Home Inspection timelines are confirmed at engagement.

No. All HIDD reports are prepared exclusively for the commissioning client. Reports are confidential and will not be shared with any third party without your express written consent.

Pricing & Payment

Our flat rate is ₦1,000,000 per standalone service. The Comprehensive Report has a separate package fee, confirmed in writing after scope review and before engagement.

Engagements commence once the agreed professional fee has been received.

The fee covers the full assessment, professional analysis, report production, delivery, and one consultation with the HIDD team to review the findings.

Your privacy and the security of your personal information are important to us. We use appropriate technical and organisational measures to protect personal data from unauthorised access, loss, misuse, or alteration. Access is limited to people and service providers who need the information for an authorised purpose. We process personal data in accordance with the Nigeria Data Protection Act 2023 (NDPA 2023) and other applicable requirements.

Technical Questions

Our inspectors use professional-grade tools including a Schmidt Hammer for structural assessment, thermal imaging cameras, moisture meters, electrical circuit analysers, gas detectors, endoscope cameras, environmental meters, and drones for roof inspection where it is safe, permitted, and appropriate. We provide a non-invasive inspection and do not dismantle systems or carry out destructive testing.

A red flag is a finding that represents a significant risk to your investment, your safety, or your legal ownership. In our Due Diligence reports, a STOP rating means we advise you not to proceed with the transaction. A CAUTION rating means proceed only after the identified issue is resolved. A CLEAR rating means the title is clean and the risk is low.

If we identify critical defects, defective title, or high-risk findings, we will clearly state this in your report along with our recommendation. We can also advise on next steps, whether that is renegotiating the price, requiring remediation, seeking further specialist input, or walking away from the deal entirely.

Legal & Liability

HIDD's liability is limited to the professional fee paid for the relevant service. Our reports are prepared with due care and professional diligence, but they reflect the information available at the time of the assessment. We are not responsible for undisclosed third-party information, subsequent regulatory changes, or investment decisions made after delivery of the report.

HIDD operates in accordance with applicable Nigerian professional standards for property advisory and due diligence services. Our valuations are conducted in line with the standards of the Nigerian Institution of Estate Surveyors and Valuers (NIESV). Our legal due diligence is conducted by qualified legal practitioners registered with the Nigerian Bar Association.

Our valuation reports and due diligence findings can support mortgage applications, though the final decision rests with the lending institution. If you have a specific lender format requirement, let us know at the time of engagement and we will advise on whether we can accommodate it.
