When buying property in Lagos, the finished surfaces of a building are the part a buyer sees first and the part that carries the least information. Imported tiling, POP ceilings and fresh paint can sit over structural, mechanical and environmental problems without giving any indication of them.
Buyers commonly concentrate on presentation and on title, and leave the physical condition of the building unexamined. That leaves the largest single item in the transaction resting on assumption.
An independent inspection is best treated as part of the cost of acquisition, because it is the only step in the process that tests the building itself.
What finishes conceal
Cosmetic work is inexpensive relative to the cost of correcting the conditions it covers. The defects below are among those a professional inspection is looking for in Lagos residential property.

Three of these behave in particular ways in Lagos conditions.
Foundation settlement. Low-lying and reclaimed ground requires foundation design suited to the soil, which in practice means raft or pile solutions rather than strip footings. Where the piling is sub-standard or the fill has not been properly compacted, the building settles unevenly. Diagonal cracking at wall openings and door frames that no longer align are the visible signs.
Rising damp. In humid coastal conditions, an omitted or poorly installed damp-proof course allows groundwater to travel up through walls. The effect is progressive, degrading finishes and masonry and reaching the reinforcement.
Concealed mechanical work. High-specification fittings can sit in front of sub-standard pipework. Slow leaks inside walls are not visible at a viewing and damage the surrounding structure and joinery before they surface.
New construction is not a separate case
Newly built and off-plan units are often assumed not to need inspection. Rapid construction cycles work against that assumption in three ways.
- Material substitution: Specified rebar grades, pipe schedules and wire gauges can be substituted for cheaper equivalents where input costs have moved against the contractor.
- Curing: Compressed programmes lead to slabs and screeds being finished and painted before they have cured, trapping moisture in the structure.
- Execution against drawings: Approved architectural plans establish what was intended. On-site execution can depart from it, and the departure is what an inspection is testing for.
An inspection at this stage establishes whether what was delivered matches what was specified.
What the findings are worth
- Negotiation: An inspection produces a costed schedule of defects. Where the report identifies remediation with a quantifiable cost, the buyer can require the seller or developer to carry out the work before completion, or negotiate a reduction in price that reflects it. Either route depends on having the finding documented before money moves.
- Withdrawal: Some conditions, including foundation failure and compromise of the structural frame, are too expensive or too uncertain to correct. Identifying them before signing is what allows a buyer to walk away with their capital intact.
- Forecasting: For defects that do not warrant withdrawal, the report sets out what needs attention immediately and what needs attention over time, which turns unplanned expenditure into a maintenance budget.
What a professional inspection covers
- Structure: Foundation condition, floor slabs, load-bearing walls, columns, beams and the roof frame.
- Envelope: Roof coverings, flashings, external rendering and drainage falls.
- Electrical: Distribution boards, earthing, breaker sizing, circuit isolation, socket polarity and wiring condition.
- Plumbing and water: Supply pressure, pipe materials, drainage flow, borehole and filtration arrangements, septic capacity and soakaway performance.
- Moisture: Instrument-assisted scanning for concealed leaks, dampness behind tiling and gaps in the building fabric.
Before you commit
A visual walkthrough and a seller's assurances are not an assessment of condition. An inspection replaces them with a documented technical position on the building, produced before capital moves and while the buyer still holds the ability to renegotiate or withdraw.
